I’m Sandra Sepulveda, a licensed California Real Estate Broker and the proud founder of Abundant Realty, where we lead with love, integrity, and results. My journey in real estate is rooted in something deeply personal: I know firsthand the impact homeownership can have on a family’s future. It’s how I’ve built my own legacy — and it’s how I help others build theirs.

I was born in Tijuana, Mexico, and at just three years old, my parents brought our family of nine to California in search of a better life. We moved often, living up and down the state, until we finally settled on the Central Coast in 1986. Those experiences helped me see the true value of having a place to call home.

After working in farmland brokerage with my mentor Larry Lahr, I earned my Real Estate Broker’s license in 2012. Today, I specialize in probate and trust sales, guiding families through emotional transitions with compassion and clarity. I also love working with first-time homebuyers, especially those who never thought homeownership was possible — because I’ve been there.

I’m proud to hold a Bachelor’s Degree in Business Administration from California State University, Bakersfield, and I’m an alumna of Allan Hancock College. Beyond real estate, I’m a dedicated community volunteer, having served local schools, food pantries, AARP tax services, youth sports, and more. Giving back is a core part of who I am.

I live, work, and raised my family here. This is my home, and I’m passionate about helping others find — or sell — theirs.
